Blending Parisian panache with Tribeca cool, the five-star Hôtel Barrière Fouquet’s New York delivers sophisticated hospitality on an intimate scale, befitting its location in the city’s most coveted neighborhood. With 96 residential-style, Art Deco–inspired rooms and suites; vibrant food and beverage destinations that include an outpost of celebrated French brasserie Fouquet’s; and amenities that include a spa, swimming pool, premiere-worthy screening room, and private members’ club, the hotel is the first U.S. outpost of France’s family-run Groupe Barrière and a new landmark on Tribeca’s cobblestoned streets.

The hotel is located in the heart of Tribeca’s vibrant historic district. This area boasts a robust mix of mid-19th century mercantile buildings that feature prominent brick, stone, and cast iron features. Combined with an influx of more modern development, the new hotel is designed as a contemporary contextual infill that reinforces the historical context (from Stephen B Jacobs Group).

The building’s exterior is composed primarily of brick with large windows to evoke the large commercial and industrial buildings of the area. The use of flamed granite at the base and a sweeping steel canopy over the sidewalk add to the building’s ability to blend with its neighbors. The rooftop sets back and carries a contemporary identity with standing-seam zinc paneling and metal screening (from Stephen B Jacobs Group).

The hotel’s 97 residential-style rooms and suites marry French elegance and downtown playfulness, as do the vibrant food and beverage destinations, which include an outpost of historic French brasserie Fouquet’s, a sultry bar, and an all-day, indoor-outdoor café. Additional amenities include a spa with a glamorous pool, a state-of-the-art screening room that seats 100, and a rooftop terrace.

Boutique offices in historic bank

Originally built in 1901, this six-story building in Williamsburg, Brooklyn, has been reimagined as a hub for boutique, full-floor offices, built out with high-end finishes and modern amenities. Bespoke features, including a specially commissioned chandelier and exquisite marble slabs in the lobby, highlight the building’s history, while plentiful connectivity options meet the needs of media, tech, and advertising firms

The redevelopment of 134 Broadway was inspired in part by the Williamsburg Bridge, whose landing is just a block away. An engineering marvel, the Williamsburg was the longest suspension bridge in the world upon its completion in 1903.

Caspi commissioned Brooklyn-based sculptor Kenneth Nilson to create bespoke light fixtures and artwork for the lobby of 134 Broadway, based on the Williamsburg Bridge’s iconic, intricately latticed trusses.

I wanted to create a statement light fixture for the lobby, like a star or compass,” says Nilson, who also created a brass map of the neighborhood to hang on the wall. “I thought it should speak to the dramatic presence of the bridge outside, while also working with the Beaux Arts style of the building.

The full-floor offices combine historic details, such as original brickwork and large windows, with contemporary elements including engineered oak floors, contemporary lighting, and high-end bathroom and kitchen facilities.

157 West 18th Street in Manhattan’s Chelsea

157 West 18th Street in Manhattan’s Chelsea neighborhood was built circa 1906. The building, a former horse stable, has endured a changing landscape on the block for over a century as the historic stables gave way to sheet metal fabricators, printing, supply houses and the like. Currently the historic street is home to condominiums, event spaces, and high-end design & furniture boutiques.

Given my background, I often look to France for inspiration. In this case, since the building on 18th Street was originally a stable, we studied stables of French chateaux to inform our design of the lobby and to create a special sense of arrival, while maximizing the drama of the existing narrow but high space." - Isaac-Daniel Astrachan, Architect, Stephen B. The lobby we created is warm, welcoming, and connects the building’s past to its present and future. The choice of materials, the lighting, and the vaulted ceiling are all reinterpretations of the grandeur, beauty, and simplicity, of the French chateaux stables.

This approach also influenced our choices for the finishes on the typical office floors, with the use of chevron patterned white oak wood floors with brass accents, blackened steel walls at the elevator lobbies, and painted exposed brick walls. Steven J. Caspi

The President of Caspi Development, Steven J. Caspi rejects real estate orthodoxy by bringing an entrepreneurial spirit and profound investment know-how to the role. A veteran of the real estate business for more than four decades, Steven became a pioneer in the industry when he developed his first luxury high-rise condominiums in the 1980’s. Branded The Classic and developed in both Stamford, CT, and Hartsdale, NY, these projects were the first luxury high-rise residences of their kind in the New York City suburbs, setting new standards for suburban residential living. Continuing the trend, Steven created elevated townhouse communities such as Bridle Ridge, Wyndham Close, and Hudson View.

Beyond his expertise in multi-family projects, Steven has been a critical driver in diversifying the Caspi brand by expanding into premier office developments across the tri-state area, including The Renaissance Corporate Center in White Plains and the iconic Sutton Park in Mount Pleasant.

Steven’s entry into the hospitality market began in the mid-1990s, when he began acquiring and developing large and boutique hotel properties, such as the Holiday Inn on 57th Street, the Stamford Marriott, and The Chambers Hotel designed by David Rockwell. Caspi Development’s share of the hotel market has since swelled to include more than 2,000 rooms in and around New York City.

Steven has gone beyond the borders of real estate by investing and developing in several well-known technology and medical companies, creating incredible breakthroughs in the respective businesses. Born in New Rochelle, NY, Steven is a graduate of Boston University and a member of several real estate and non-profit organizations. He lives in Rye, NY, with his family.

Joshua Caspi

Since 1999, Caspi Development CEO Joshua Caspi has been involved in over $1.5 billion of real estate executions, from development and acquisition to reposition and restructuring. Joshua brings his expertise to bear on a diverse portfolio of assets, including hotel, office, and residential buildings throughout the New York metro region. He prides himself on executing projects with elevated aesthetics, as well as creating unique financial structures to bring them to life.
 
Joshua’s capstone early projects include luxury residences such as The Retreat in South Beach and the Waverly Apartments in Clinton Hill, Brooklyn. His development career began with building concrete superstructures on the Upper West Side of Manhattan; assisting in developing a new branch of the New York Public Library; and contributing to the expansion of Columbia University. In the mid-2000’s, Joshua turned his eye south, developing several high-end condominiums in South Florida.
 
More recently, Joshua acquired and sold two office buildings on the Bowery in Manhattan, partnering with RWN and Artemis to create a groundbreaking prebuilt office program. In Tribeca, Joshua redeveloped the historic cast iron 79 Walker Street and contracted with AECOM Tishman to build the ultra-luxury Hotel Barrière Fouquet’s New York. In Westchester, he acquired and achieved 100% occupancy at 120 Bloomingdale Road in White Plains.
 
Joshua attended Boston University before launching his career in real estate. He is active in civic and charitable endeavors, and, as a board member of White Plains Hospital in Westchester County, led that institution’s successful recent expansion. He also serves on the board of the Mental Health Association of Westchester, the Greenwich Public School Building Committee overseeing the new middle school, and the advisory board of First Bank of Greenwich.
